Following the tenant fee ban and transparency of fees we have had an increase of landlords coming direct to us for inventory quotations and services. We work with them on an independent basis or along with their chosen managing agent; whether they have a single property or a portfolio.
Are you happy with your managing agent but would like the option to shop around for your inventory provision?
We are more than happy to work with your chosen managing agent, we already do this for many of our landlords who come direct to us for their inventory requirements. We will liaise with them directly to arrange appointments, key pick up and report delivery. We can invoice directly to you or to your managing agent, whatever works best for you, the customer.
Do you want to protect your investment and be able to prove damages or breakages during a tenancy?
The most effective way to do this and to avoid a potential dispute is to have your Tenants agree on the specific condition of your property and its contents before they begin occupancy.
This can be achieved by having an independent professionally prepared Inventory Report drawn up and then signed by your Tenants before they move in and a comparison check out when their tenancy ends. By doing this you will be sending a clear signal to your Tenants that they will be held fully responsible for all damage, repairs and cleaning costs other than acceptable fair wear and tear.

Are you concerned with your responsibility as a landlord towards safety compliance of your rental property?
Moving Inventories test and document that all fire alarms and CO2 alarms have power and are audible, we also check and photograph all fire labels on soft furnishing. Should we find anything which needs attention, or anything missing we will advise you. This information is included in an Inventory Report to show that you have let the property following compliance guidelines. Once your tenancy begins we can re-visit and produce an interim inspection to check your property remains compliant and that the tenants are maintaining the property.
